New Construction Homes - 1.5% Cash Back

Every new home sold by the builders has a 3% realtor commission already built into the price of each home they sell. The new home builder’s main objective is to maximize their profits as much as possible.  That means that if a buyer purchase a new home without a buyer’s agent, the new home builder will simply keep the 3% realtor commission to themselves; thus increasing their profit margin. Remember, the builder’s friendly sales agent represents the builder’s best interests, not yours. As your buyer’s agent, we will come into the picture to represent you and answer any questions you may have. We will review all documentation (purchase contract, disclosures, upgrade agreement, etc.) and make sure you get the lowest possible price for your new home. By working with us, one of our buyer’s agent will guide you throughout the entire home buying process until your transaction closes. Furthermore, we will automatically share with you half of the builder’s 3% realtor commission that is usually never shared by other Realtors.

If you register or visit their sales office before contacting us first, the builders will make it very difficult to access their 3% Broker /Realtor commission set aside for Realtors only. So, we STRONGLY encourage you to contact us first before you visit or register with any new home builders online or onsite.

Existing Homes - 1.25% Cash Back

Currently, we are offering a 1.25%** Cash Back on any existing homes on the market that is offering a 2.5% Broker cooperation on their listing. Broker cooperation varies from 2% to 2.5% on existing homes on the market. If the existing home that you would like to purchase has a Broker cooperation of less than 2.5%, we will immediately inform you of the listing percentage.
